What do you need to sell a house ?

There are two groups of documents required to sell a house. The first group includes optional documents, but it’s crucial to have these ready if the buyer requests them. The second group comprises mandatory documents for the property sale. With the documentation well-organized, the property sale will be quick and straightforward. Non-mandatory documents for house sale:

  • House plan;
  • Invoices for previous property renovations;
  • Invoices related to taxes, such as IMI (Municipal Property Tax);
  • Invoices related to condominium payments.

 

Mandatory documents for selling a house:

  • Identity documents of the owners;
  • Property energy certificate;
  • Caderneta Predial Urbana (Property Unique Certificate);
  • Land registry certificate Housing Technical Data Sheet;
  • The legal right of Priority;
  • Declaration of condominium fees;
  • Licence to use (Licença de utilização – not mandatory, but often required).
